Parcel B: Lot A of the SW1/4, Section 23, T89N, R35W of the 5th P.M., Sac County, Iowa (Douglas Township)

GENERAL DESCRIPTION & METHOD OF SALE

122.94 net taxable acres of highly productive, well located Sac County, Iowa farmland offered in 2 parcels:

Parcel A (East ½): Will be offered on the basis of 61.47 net taxable acres with the final sales price being determined by the high bid times 61.47. Parcel B (West ½): Will be offered on the basis of 61.47 net taxable acres with the final sales price being determined by the high bid times 61.47. There are currently 3.32 acres enrolled in a CRP program paying $220/acre and expires on September 20, 2029. There are 2 18’x16’ bins on Farm 2 that are included. The farms will be sold using the Bidder Choice method. The high bidder may select Parcel A, Parcel B or both parcels. If they select both parcels the auction is over, if they select one Parcel that will be marked sold and the remaining Parcel will be sold. They will NOT be recombined or reoffered.

FSA DATA (whole farm): Cropland acres of 121.03 with effective Cropland acres of 117.71. Corn base of 67.20 acres with a PLC yield index of 159; Soybean base of 49 acres with a PLC yield index of 44.

 The current real estate taxes on the whole farm amount to: $4,014/year

Surety Digital Soil Service indicates a CSR2 (on tillable): Parcel A: 84.4 ; Parcel B: 83.8

TERMS OF SALE

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before August 14, 2026. Possession will be given upon closing subject to existing cash rent lease. Buyer will get the 2nd ½ of the rent that is due on or before November 1, 2026, Sellers will retain the 1st half payment that is due September 1, 2026. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Sellers in this real estate auction. The property is being sold as-is, where-is with no warranties either written or implied. Any announcements made day of sale will supersede any advertising. Seller will assign their interest in the CRP contract on Parcel B as of date of closing and Buyer agrees to assume the CRP contract.
