Farm # 1 is located along the east side of Sulphur Springs, IA AND Farm # 2 is located from Sulphur Spring, IA., 2 miles south on M50, 1 ½ miles east on 640th Street.
GENERAL DESCRIPTION & METHOD OF SALE
Farm # 1 includes approx. 96.07 acres AND Farm # 2 includes 80 acres, m/l. The current 2023 cash rent leases and rent will be assigned to the Buyer.
FARM # 1: is located in Sections 9 & 10 of Providence Township and will be offered as two parcels. PARCEL A adjoins the east side of Sulphur Springs and includes 27.97 acres, more or less.
PARCEL B is located directly east of Parcel A and lies along the east side of County Rd. M50. This parcel includes 68.10 acres, more or less.
Farm # 1 will be offered with the successful high bidder to have choice of either parcel or may select both parcels. In the event the high bidder selects both parcels, the sale of Farm # 1 is completed. In the event the high bidder selects one parcel, the remaining parcel will then be offered.
FSA has Farm #1 combined as one Tract and indicates: Cropland Acres of 96.5 with a Corn Base of 48.9 with a yield index of 162; Soybean Base of 41.9 with a yield index of 48.
Surety Digital Soil Service: CSR2 of 85.8 (Parcel A: 87.3 & Parcel B: 85.2).
Cash Rent lease will be assigned to the Buyer(s) as well as the 2023 cash rent.
FARM # 2: is located in Section 26 of Providence Township and includes 80 acres, more or less, and will be offered as one parcel.
FSA indicates Cropland acres of 76.8 of which 15.9 acres are enrolled in CRP contracts: 7.20 acres @ $300./Acre (expires on 09/30/2027) and 8.70 acres @ $ 203./Acre (expires on 09-30-2029). Remaining Effective (active) Cropland acres of 60.9 with a Corn Base of 49.5 with PLC yield index of 162; Soybean Base of 9.5 with a yield index of 48.
Surety Digital Soil Service: CSR2 of 63.9. Active cropland portion: 65.1.
Cash Rent lease and the CRP contracts will be assigned to the Buyer(s) as well as the 2023 cash rent.
TERMS OF SALES
Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before August 16, 2023. Real Estate Taxes will be pro-rated to the date of closing. Possession given upon closing, subject to the existing leases which will be assigned to the Buyer(s). There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Sellers in this real estate auction sale. Any announcements made day of sale will supersede any advertising. This sale is Subject to District Court Approval.
