GENERAL DESCRIPTION & METHOD OF SALE

Farm will be offered as 2 Parcels:

PARCEL # 1: A 57 acre, m/l, parcel with a rural home, outbuildings, cropland and pastureland.  The home is a 3 bedroom ranch style home w/full basement and an attached garage. Other improvements include a detached double garage w/additional storage area and a set of older farm type buildings. The portion of this parcel which is in active row crop production (consisting of approx. 31.99 acres) is subject to a cash rent lease in place for 2023. There is no lease in effect for 2023 for the remaining cropland of 5.93 acres which is in hay, along with the pastureland and building site and the Buyer will receive full possession on March 1, 2023 and possession of the home & building site at closing.

PARCEL # 2: A 160 acre, m/l, bare parcel which includes approximately 128.33 cropland acres of which 107.61 are in active row crop production. The active row crop production acres of approx. 107.61 acres are subject to a cash rent lease for 2023. There is no lease in effect for 2023 for the remaining FSA cropland which  includes approx. 7 of hay ground, approx.13.72 cropland acres which are currently in grassland and the remaining portion of the farm which is in permanent pastureland and the Buyer will receive full possession on March 1, 2023.

TERMS OF SALE

The Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before November 10, 2022. Possession will be given upon closing, subject to the lease which will be assigned to the Buyer in regard to the land in row crop production. Full possession of the building site, hay land and pastureland at closing.  Any announcements made day of sale will supersede any advertising.
