    FARM # 1: A part of the SW 1/4 of Section 36, T87N, R37W 5th P.M. (Clinton Twp.), Sac County, Iowa

    FARM # 2: A part of the N1/2 NE1/4 of Section 13 & a part of the SE1/4 of Section 12, T86N, R37W 5th P.M. (Levey Twp.), Sac County, Iowa. (Complete legal descriptions available from Auctioneers)

    GENERAL DESCRIPTION & METHOD OF SALE

    FARM # 1 will be offered as an 83.87 acre, m/l, parcel. This parcel is basically all tillable, except established waterways and normal road easements. FSA indicates 81.61 cropland acres with a Corn Base of 80.81 with a PLC yield index of 148 and a Soybean base of .80 with an index of 39. Surety Digital Soil Service indicates CSR2 of 66.2, however the soil map does not reflect a true CSR2 rating, as one area that was formally mined and then filled with productive soils and farmed for many years does not carry a CSR2 rating.  The majority of this farm has CSR2 ratings ranging from 82 – 95 with an approx. average of 89.8.  

    FARM # 2 will be offered as a 20 acre, m/l, parcel which basically all cropland. FSA indicates 19.81 cropland acres w/Corn Base of 19.80 with PLC yield index of 137. (Note: This farm unit also includes the access road, but we are not added those acres to determine the sales price). CSR2 of 66. There has been engineering gravel testing completed for this parcel and the reports indicate large deposits of quality aggregate.

    TERMS OF SALE

    Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before January 11, 2021. Full Possession given upon closing. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Owners in this sale. Any announcements made day of sale will supersede any advertising.
