GENERAL DESCRIPTION & METHOD OF SALE
FARM # 1 will be offered as an 80 acre, m/l, parcel. This parcel is all tillable, except for normal roadway easements. Includes productive soils and is located along a hard surface road (N65). FSA indicates 76.36 Cropland Acres; Corn Base of 37.89 w/PLC yield of 158; Soybean Base of 38.67 with yield index of 41.

FARM # 2 will be offered as 2 parcels. Parcel A: North 1/2 +/- of then farm being a 70 acre, m/l, parcel. Parcel B: The South Half: 80 acre, m/l parcel. The succesfull bidder will have choice of Parcel A, Parcel B or may select both parcels. In the event the successful bidder selects both parcels, the sale is over. In the event the successful bidder selects one parcel, the remaining parcel will then be sold.
PARCEL A: North 1/2 +/-: A 70 acre, m/l, parcel This parcel is all tillable, except for normal roadway easements. There is a 1.97 acre buffer strip enrolled in CRP along the west edge of Purgatory creek ($ 212./Acre and expires on 09-30-2029). This parcel also includes 3 metal grain bins: A 27’, 8,000 +/- bu. Bin w/newer dryer; a 27’, 9,000. +/- bin w/air; and a 24’, 7,000. +/- bin w/air.
Parcel B: South Half: An 80 acre, m/l, parcel. This parcel is basically all tillable, except for normal roadway easements and an established waterway area.
FSA has these parcels combined with other land, but indicates: Cropland acres: 144.06; An estimated Corn Base of approx. 50.8% with PLC yield of 158; Soybean base estimated at approx..47.5 % with a yield index of 41 (Subject to FSA splitting other land and assigning corn and soybean base.)
Surety Digital Soil Service indicates: CSR(2) of 84.5 & CSR of 80 for the entire farm; Parcel A: CSR(2) of 84.9 & CSR of 79.8; Parcel B: CSR(2) of 84.2 & CSR of 80.3.
TERMS OF SALE
Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 17, 2020. Possession will be given upon closing, subject to current leases which expire on March 1, 2021. There are no Buyer contingencies of any kind.
