    Selling 240.03 net taxable acres more or less in Section 20 & 21 of Jackson Township, Sac County, that will be offered in 5 parcels. Farm 1 is 37.03 net taxable acres with a CSR2 rating of 86.9; Farm 2 is 77 +/- net taxable acres with a CSR2 rating of 81.7; Farm 3 is 73 +/- net taxable acres with a CSR2 rating of 79.3; Farm 4 is 50.72 +/- net taxable acres with a CSR2 rating of 82.7; and the acreage is approximately 5+/- acres with buildings and grain bins.     The terms of the auction will be as follows: Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full at closing. There are no Buyer contingencies of any kind. The property is being offered AS-IS, WHERE-IS with no warranties either written or implied. All potential bidders are expected to have financial arrangements made prior to bidding. Buyer on Farm 4 will have 1 week after the auction to decide if they want the current CRP contract to remain in place on Farm 4. In the event the Buyer chooses to leave the CRP contract in place OWNER/SELLER agree to assign their interest in the CRP contract as of October 1, 2026 to the Buyer and the Buyer agrees to enter into a Successor in Interest agreement as of October 1, 2026. If the Buyer decides they would like the CRP contract terminated OWNER/SELLER agrees they will forfeit the current payment due October 1, 2026 as well as pay the penalty incurred to cancel the contract.
