LIFE ESTATE INTEREST ONLINE ONLY AUCTION

We are selling the Life Estate Interest in a farm that is legally described as:
W1/2 NE1/4, Section 25, T90N, R35W of the 5th P.M., Buena Vista County, Iowa. WE ARE NOT SELLING THE REAL ESTATE. The Life Estate Interest is held by Billie Melohn, a 97.5 year old woman that currently resides in a care facility. A Life Estate Interest is the use/income from the property for the remainder of Ms. Melohn’s life, not the property itself. The farm is currently rented and the cash rent is $10,000 that is due in September and $10,000 due in March.
Terms of sale: Buyer shall pay 100% of the purchase price the day of the auction and will receive a Quit Claim deed on or before June 24, 2026 that will transfer the Life Estate Interest to the purchaser.
