Farm 2: S1/2 NE1/4, both in Section 19, Township 90 North Range 35 West, Buena Vista County, IA (Newell TWP)

GENERAL DESCRIPTION & METHOD OF SALE

113.99 acres of highly productive, well located Buena Vista County, Iowa farmland offered in 2 parcels:

Farm 1 Will be offered on the basis of 34.99 acres with the final sales price being determined by the high bid times 34.99. There is currently 1.20 acres enrolled in a CRP program that is paying $300/acre and expires 9-30-2031. Farm 2 will be offered on the basis of 79 net taxable acres with the final sales price being determined by the high bid times 79. There is currently 7.20 acres enrolled in CRP program paying $300/acre and expires 9-30-2031.

CURRENT FSA DATA (whole farm): Cropland acres of 85.55; Corn base of 49.65 acres with a PLC yield index of 166; Soybean base of 31.99 acres with a PLC yield index of 46.

 The current real estate taxes amount to: Farm 1: $3,565/year (will change once acreage is removed from tax statement) Farm 2: $2,886/year

Surety Digital Soil Service indicates a CSR2 (on tillable): Farm 1: 88 ; Farm 2: 87.5

TERMS OF SALE

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before May 12th, 2026. Possession will be given upon closing. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Sellers in this real estate auction. The property is being sold as-is, where-is with no warranties either written or implied. Any announcements made day of sale will supersede any advertising. Buyer may begin farming the farm prior to closing once the downpayment has been paid at their own risk and expense. Seller will assign their interest to CRP at closing as of October 1, 2025, Buyer will enter into successor in interest agreement with BV County FSA to assume CRP contract.
