77.11 Net taxable acres of highly productive, well located Carroll County, Iowa farmland:
We are selling a well located farm just South of Halbur in Section 30 of Roselle Township. The farm will be offered on the basis of 77.11 net taxable acres. The final sales price will be determined by the high bid times 77.11. There is no lease and farm is open for the 2026 crop season.
FSA DATA: 77.51 farmland acres with effective cropland acres of 76.10. Corn base of 65.09 acres with a PLC yield index of 167.
The current real estate taxes amount to: $2,360/year
Surety Digital Soil Service indicates a CSR2 of 84.1.
TERMS OF SALE
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before May 1, 2026.
