GENERAL DESCRIPTION
Selling a well located, highly productive farm located Northwest of Knierim, Iowa in Section 6 of Greenfield Township. The farm is being offered on the basis of 114.38 FSA Cropland acres more or less. The total sales price will be determined by the high bid times 114.38. The current lease has been terminated and farm is open for 2026.
FSA indicates: Farmland of 114.38 acres, with effective crop acres of 114.38. Corn base: 57.69 acres w/ PLC yield index of 154. Soybean base: 56.69 acres w/ PLC yield index of 42,

TERMS OF SALE
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 22, 2025. Possession will be given upon closing subject to existing cash rent lease that formally expires March 1, 2026. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Sellers in this real estate auction. The property is being sold as-is, where-is.
