Selling a well located, farm located just Northeast of Lytton in Section 9 of Garfield Township. The farm is being offered on the basis of 57.5 net taxable acres more or less. The total sales price will be determined by the high bid times 57.5. The current lease has been terminated and farm is open for 2026.
FSA indicates: Farmland of 57.77 acres, with effective crop acres of 57.77. Corn base: 28.70 acres w/ PLC yield index of 154. Soybean base: 28.46 acres w/ PLC yield index of 45,

TERMS OF SALE
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before February 5, 2026. Possession will be given upon closing subject to existing cash rent lease that formally expires March 1, 2026. There are no Buyer contingencies of any kind.
