GENERAL DESCRIPTION
Selling a well located, highly productive farm located West of Rockwell City, Iowa in Section 4 of Lake Creek Township. The farm is being offered on the basis of 69 cropland acres more or less. The total sales price will be determined by the high bid times 69. The current lease has been terminated and farm is open for 2026.
FSA indicates: Effective Cropland of 69 acres, the other acres that are currently in CRP are NOT being sold. Corn base: 55.20 acres w/ PLC yield index of 156. Soybean base: 13.80 acre w/ PLC yield index of 39

TERMS OF SALE
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before January 9, 2026 Possession will be given upon closing subject to existing cash rent lease that formally expires March 1, 2026.
