GENERAL DESCRIPTION & METHOD OF SALE

Selling a well located, highly productive farm located Southeast of Lake City, Iowa in Section 27 of Calhoun Township, Calhoun County, Iowa.  Farm will be offered as 2 parcels:

PARCEL # 1: A bare parcel of farmland containing (and offered as) 144.01 taxable acres. FSA currently has these two parcels combined, but estimated cropland acres for Parcel # 1: 143.16 of which 2.09 acres are enrolled CRP (@ $ 370.50./Acre – expires on 9-30-’26). Surety Digital Soil Service indicates CSR2 of 84.7.

Possession given upon closing, subject to the current farm lease which has been terminated and expires on March 1, 2025.
