The Southeast Quarter (SE1/4) of Section 21, T86N, R33W of 5th P.M. (Calhoun Township), Calhoun County, Iowa

GENERAL DESCRIPTION & METHOD OF SALE

Selling a well-located, highly productive farm just SE of Lake City, IA., along a hard surfaced road (N47) in Section 21 of Calhoun Township, Calhoun County.  Includes 154 taxable acres and will be offered as one parcel.

FSA DATA: Currently FSA indicates approx. 134.05 cropland acres and approx. 16 +/- acres of hay ground/pastureland (appears that some could be converted to active cropland).

Surety Digital Soil Service indicates CSR2 of 86.9 for the current active cropland.

This farm includes a building site w/an older home, a post frame metal covered machine shed (approx. 45’x72’), a framed barn, misc. livestock lots, etc. This building site area would be an ideal location for a new home/acreage, etc.

TERMS OF SALE

Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before November 5, 2024. Possession given upon closing, subject to the current farm lease, which has been terminated and expires on March 1, 2025.  Real Estate Taxes will be pro-rated to the date of closing. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding.
