GENERAL DESCRIPTION & METHOD OF SALE

Selling a well located, highly productive farm located north of Odebolt, Iowa in Section 9 of Richland Township. The farm is being offered on the basis of 151.32 taxable acres and will be offered as one parcel.

FSA indicates: Cropland of 145.71 acres; Corn Base: 72.70 w/PLC yield index of 192; Soybean Base: 72.70 w/yield index of 53.

This is a gently rolling parcel which is primarily all tillable, except for a waterway/creek which lightly meanders through the property.

TERMS OF SALE

Possession given upon closing, subject to the current farm lease, which has been terminated and will expire on March 1, 2025. Sellers will pay real estate taxes prorated to the date of closing. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Seller in this real estate auction.
