Farm is located from Sac City, IA., 3 ½ miles south on M54 OR from Lake View, IA., 1 mile east on #175, 3 ½ miles north on M54.

LEGAL DESCRIPTION

The NW ¼ of Section 11, Township 87 North, Range 36 West of the 5th P.M., Sac County, Iowa, Except a 16.50 +/- acre building site (which is not included)

GENERAL DESCRIPTION

Farm will be offered on the basis of 143.50 acres, more or less, and will be sold as one unit. This is an ideal crop / livestock farm which enjoys a great location, being along a hard-surfaced road (M54).

FSA indicates Cropland Acres of 85.56 with a Corn Base of 38.40; Soybean Base of 26.20 and an Oat Base of 1.60. The balance of this farm includes approx. 55 +/- acres of well-established pastureland with a meandering creek. The cropland portion of the farm enjoys productive soils.

Surety Digital Soil Rating Service indicates CSR(2) of 80.5 for the cropland portion of this farm.

TERMS OF SALE

Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before November 20, 2020. Possession will be given upon closing, subject to the current leases, which expire on March 1, 2021. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Seller in this real estate auction. Sale is subject to District Court Approval. Any announcements made day of sale will supersede any advertising.
