Farm is located just West of Westside, IA., along North side of Hwy. #30 and on both sides of Westside Avenue. 

LEGAL DESCRIPTION

E ½ NE ¼ & the SE ¼ of Section 14, Township 84 North, Range 37 West of the 5th P.M., Crawford County, Iowa

GENERAL DESCRIPTION & METHOD OF SALE

Farm will be offered as 3 parcels:  PARCEL # 1: A bare 79 acre +/- parcel with CSR(2) of 82.8.;  PARCEL   # 2: A bare 92.64 +/- acre parcel with CSR2 of 79.9 and PARCEL # 3: A bare 44.42 acre parcel with approx. 3.7 FSA cropland acres and the balance being in well-established pastureland with a meandering creek.

The successful bidder will have choice of Parcel # 1, Parcel # 2 or may select both parcels. In the event the high bidder selects both Parcels, the sale of those are complete.  In the event the first successful bidder selects one of the Parcels (# 1 or # 2), the remaining parcel will then be sold. After the sale of Parcels # 1 & # 2, Parcel # 3 will then be sold.

FSA has the entire farm rated as Cropland Acres – 167.89 with a Corn Base of 75.30 with a PLC yield index of 169; Soybean base of 73.70 with a yield index of 57.

TERMS OF SALE

Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 7, 2020. Possession will be given upon closing, subject to the current lease which expires on March 1, 2021. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represents the Seller in this real estate auction.
