Sale to be conducted at the Lohrville Emergency Services Building, (701 5th Street – Hwy. # 175), Lohrville, Iowa.

Farm is at 3429 Valley Ave., Lohrville, IA. From Lohrville, IA., 2 miles east on Hwy.# 4 / #175, 1 1/2 miles north on Valley Avenue OR From Farnhamville, IA., 4 miles west on Hwy.#175, 1 1/2 mile north on Valley Avenue.

LEGAL DESCRIPTION

The Northeast Quarter of Section 6, Township 86 North, Range 31 West of the 5th P.M., Calhoun County, Iowa

GENERAL DESCRIPTION

Farm will be offered as a 166 acre, more or less, unit. The Calhoun County FSA rates the farm as: Cropland Acres: 110.71 with a Corn Base of 52 and a Soybean base of 44.20. (A 3.35 acre former building site has been removed and reverted back to bare land – currently not included with FSA cropland acres.). The balance of the farm is in permanent pastureland with the Cedar Creek flowing through.

Surety Digital Soil Services indicates CSR(2) of 83.9 & CSR of 78.9 for the cropland portion of the farm.

TERMS OF SALE

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 13, 2019. Possession will be given upon closing. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Sellers  in this real estate auction. Any announcements made day of sale will supersede any advertising.
