LEGAL DESCRIPTION

A part of the Southwest Quarter (SW1/4) of Section 31, Township 89 North, Range 36 West of the 5th P.M., Sac County, Iowa (Complete legal description available from Auctioneers).

GENERAL DESCRIPTION & METHOD OF SALE

Farm will be offered on the basis of 141.40 taxable acres.  This is a very well located farm with a combination of highly productive cropland and permanent pastureland.

FSA rates as:  Cropland Acres: 110.25 with a Corn Base of 71.10 with a PLC yield index of 164; Soybean Base of 35.25 with a yield index of 42. Of the 110.25 cropland acres, there two waterways which include approx. 3.70 acres which are enrolled in a CRP program. The CRP waterway contract is computed on the basis of $ 368.25/Acre ($ 1,363./yr) and the contract expires on September 30, 2025. There appears to be approximately 28 acres, more or less, of permanent pastureland and a small area in the NE corner of the farm of former building site and timber. Real Estate taxes: $ 3,452./year

Surety Digital Soil Service indicates average CSR(2) of 94.1 & CSR of 75.3 for the cropland portion of the farm.

TERMS OF SALE

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 2, 2019. Possession will be given upon closing, subject to the existing cash rent lease, which has been terminated and expires on March 1, 2020. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Auctioneers represent the Seller in this real estate auction. Any announcements made day of sale will supersede any advertising.
