GENERAL DESCRIPTION & METHOD OF SALE
FARM # 1 is a bare 320 acre, more or less, farm and will be offered as Parcel # 1: East 1/2 of the SE1/4: A bare 80 acre parcel; Parcel # 2: West 1/2 of SE1/4: A bare 80 acre parcel; and Parcel # 3: The NE 1/4: A bare 160 acre parcel.
Surety Digital Soil Rating Service indicates: CSR(2) of 90.9 for Farm # 1; CSR(2) of 93.4 for Parcel # 1: CSR(2) of 89.6 for Parcel # 2; and CSR(2) of 90.3 for Parcel # 3.
FSA has both farms combined, but estimates Cropland Acres of 76.27 for Parcel # 1; 78.6 for Parcel# 2 and 152.74 for Parcel # 3.
Farm # 1 will be offered with the successful bidder to have choice of Parcel # 1, Parcel # 2 or Parcel # 3. In the event the successful bidder selects all 3 parcels (the entire 320 acre unit), the sale of Farm # 1 is over. In the event the successful bidder selects 1 or 2 parcels, the remaining parcel(s) will then be offered.
FARM # 2 is a bare 96 acre, more or less, parcel and will be offered as one unit. FSA indicates Cropland acres of 92.46 of which 2.60 acres are enrolled in a buffer strip CRP program with an annual payment of $ 603. and the CRP contract(s) expires on 9-30-2020.

TERMS OF SALE:
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before November 30, 2018. Possession will be given at closing, subject to the existing farm lease which will expire on March 1, 2018. Sellers will retain all of the 2018 cash rent. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. The Brookmont Farm, the “Great Cook Ranch,” the “Finest Farm in the World,” covered 12 square miles (7,860 acres) north of Odebolt in Sac County when it was established in 1873. The massive farm gradually was parceled out and sold in the final decade before its demise in 1918.
