Farms are located from Denison, IA., Approx. 1 – 1 1/2 miles North on # 39, approx. 2 miles west on Vernon Voss Road in Sections 21 & 28 of Goodrich Township.
Farm will be offered as 2 parcels: PARCEL # 1 (which lies north of Vernon Voss Road), includes 283.74, more or less, taxable acres and PARCEL # 2 (which lies south of Vernon Voss Road) includes 119.46, more or less, taxable acres.
PARCEL # 1: A 283.74 acre parcel. FSA Aerial photo indicates 244.30 cropland acres and there is approximately 28.35 acres of pastureland in the NE corner of this parcel. Surety Digital Soil Rating Service indicates: CSR(2) of 56 & CSR of 51 for the cropland portion of Parcel # 1.
PARCEL # 2: A 119.46 acre parcel.FSA Aerial photo indicates 42.81 cropland acres (however it appears that 18.94 acres are currently in row crop production), with the balance being in grassland. Surety Digital Soil Rating Service indicates CSR(2) of 61.8 & CSR of 51.6 for cropland portion of Parcel # 2. There is a building site with this parcel and includes 2 metal grain bins, loafing sheds, barn, fenced lots, etc.
FSA has these parcels combined and rates as: Cropland acres: 287.11 with a corn base of 254.23 with a PLC yield index of 145; Soybean base of 4.27 with a yield index of 47.
TERMS OF SALE
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before March 1, 2018.
