Farm is located at 2151 170th Street, Early, IA. From Early, IA., 5 miles north on Hwy.#71, 1 mile west on 170th Street OR From Storm Lake, IA.,(Lighthouse corner), 6 miles south on Hwy.#71, 1 mile west on 170th Street.

Legal Description 

The Southwest Quarter (SW1/4) of Section 1, Township 89 North, Range 37 West of the 5th P.M. (Eden Township), Sac County, Iowa. 

General Description & Method of Sale 

Farm will be sold as a 160 acre, more or less, unit. The Sac County FSA office rates the farm as: Total acres: 160; Cropland acres: 130.1 with 79.3 corn base; Soybean base of 32.5.   There have been 15.9 acres which were enrolled in a CRP Buffer strip program, however this CRP expired on September 30, 2012.  The balance of this farm includes two small pit areas and grassland. This farm has enjoyed good farming practices.

Surety Digital Soil Rating Service indicates an average CSR for the cropland portion of the farm to be approx. 65.9 and CSR(2) of66.8.

The current real estate taxes are $ 2,508./year.

Terms of Sale: 

The terms of the auction will be as follows: Purchaser will be expected to pay 10% of the purchase price on day of sale a sign a standard real estate contract agreeing to pay the balance on or before November 30, 2012. Possession will be given upon closing, subject to the existing 2012 farm lease, which expires on March 1, 2013. There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Any announcements made day of sale will supersede any advertising. Auctioneeers represent the Sellers.
